Patio Cover: Typically refers to a prefabricated system like Sundance or Renaissance. These are streamlined, lower-maintenance options designed for shade and light weather protection. All patio covers can be equipped with integrated heaters, fans, and lighting.

Three-Season Room / Screened-In Porch: A semi-enclosed space with concrete or deck flooring, usually screened or lightly enclosed, meant for seasonal use without HVAC. These can also include heaters and lighting to extend usability.

Roof Structure (Custom): A full custom, stick-built roof structure designed to cover patios, decks, porches, entryways, or even spaces beneath an elevated deck. These often involve architectural elements and greater design flexibility. Integrated comfort features like Infratech heaters, ceiling fans, lighting, and even outdoor kitchens are commonly added.

If you’re considering a three-season room or custom roof structure, architectural drawings are often—but not always—required. We can start with a rough initial estimate based on your vision and refine it into a firm quote once architectural plans are in place. Already have plans? Great—we’re happy to review and bid your project. If not, we can connect you with a trusted architect we work closely with.

Absolutely. All of our patio covers—prefab and custom—can be upgraded with features like integrated heaters (we prefer Infratech), ceiling fans, and LED lighting. These additions make your space usable for most seasons outside of harsh winter months.

We can also integrate outdoor kitchens into most structures, especially custom roof structures and under-deck areas. If you’re looking to create a functional outdoor cooking or dining area, we can coordinate that into your overall design. We also offer under-deck drainage systems, turning the space beneath your deck into a dry, usable area—perfect for storage, seating, or outdoor kitchens.

Timelines vary based on the type of project:

Prefabricated Patio Covers:
We are typically booked 3 months in advance. If you’ve already chosen your colors and design, we suggest starting the process 4 months before your desired completion date. If you’re still exploring options, allow 5 months or more to finalize decisions and secure your place on the schedule.

Custom Roof Structures / Overbuilds:
We recommend beginning the process 8 months to a year in advance. These projects involve more complex planning, design decisions, potential financing, and permitting. Since we only take on two custom roof structures per year (one per half-year), we are typically booked 6 to 12 months out for these projects.

Sundance Outdoor Living offers a great mid-range option — bridging the gap between the economical Renaissance product line and a fully custom roof structure. It gives you the best of both worlds with sleek design, customizable upgrades, and enhanced functionality without the full cost and complexity of a custom build. It is also fully compatible with Sundance screen systems and comfort upgrades like heaters and fans.

What are Renaissance Patio Products?

Renaissance specializes in decorative aluminum patio covers, screen rooms, and sunrooms. Their structures are built from aircraft-grade extruded aluminum for strength and resilience, with a variety of clean, classic styles. Renaissance products are engineered for high-wind resistance and require very little maintenance. Most Renaissance covers can also accommodate heaters, fans, and LED lighting for extended seasonal use.

Can I view Renaissance products before deciding?

Yes. We have a Renaissance cover installed in our showroom, allowing you to compare the finish, feel, and construction details with our other options.

How does Renaissance compare in price?

Renaissance is our most economical prefabricated option, making it an excellent choice for homeowners who want strength, durability, and beauty on a budget. It’s ideal for those who want a reliable and attractive patio cover without premium automation or structural customization.

Are Renaissance structures compatible with screens?

Yes, Renaissance Patio Products are compatible with several screen options:

  • Standard screen systems are available for many models (like the Fresco, Moderno, and Aria), offering fixed screen walls that can be integrated into the structure.
  • Retractable screens, such as Phantom Screens, can often be installed, depending on the post layout and structural support. Coordination during the design phase is essential to ensure proper fit and operation.

All of our prefabricated and custom roof structures are compatible with screen systems:

  • Fixed Screens: More economical, permanent solution that can be framed in to create a three-season space.
  • Retractable or Motorized Screens: Offer flexibility to open or close off your space as needed. Ideal for larger openings or where an unobstructed view is desired.

Motorized screens (like Phantom Screens) are a premium upgrade and often require coordination with both our team and the screen vendor during the design phase to ensure structural compatibility.

Do patio covers come with a warranty?

Yes! Our custom-built structures include our Holmes Custom Renovations workmanship warranty. Sundance Outdoor Living and Renaissance Patio Products both come with manufacturer warranties.

Do I need a permit?

In most cases, yes. We handle all permitting and inspections for you, making the process smooth and worry-free.

How far out are you typically booked?

For prefabricated patio covers, we are usually booked 3–4 months out. For custom roof structures, we only take on two per year and are often booked 6–12 months out in advance. We recommend reaching out early to secure your spot.
